Our Multi-family inspection services include a 11 point inspection process
The inspection actually starts before we even visit the property. We review cap ex reports, T-12’s and even read online reviews about the apartment community. This helps paint the picture of the property and identifies unusual expenses and maintenance trends. It also gives us information that helps when interviewing the seller, tenants and maintenance staff.
Our Inspection Process
1. Foundation; Grading & Drainage;
2. Interior doors, wall, ceilings and floors;
3. Exterior walls and doors, windows and door glazing;
4. Roof, Roof Structure and attic;
5. Porches, Balconies, decks and breezeways;
6. Built-in Appliances;
7. Heating, cooling and Vent Systems;
8. Plumbing Supply & Drains, Water Heating System; and
Electrical system.
9. Grounds
10. We use infrared/thermal cameras on every inspection to aid in the detection of moisture penetration in the interior ceilings and walls and uncover electrical “Hot Spots” inside electrical panels. More Info
